$9.1B housing project to open 498 acres in Leonora, Groenveldt

October 12 2026
A $9.1 billion Saudi-funded housing infrastructure project is set to open approximately 498 acres of land for residential development in Leonora and Groenveldt, Region Three, as construction advances alongside plans for a new four-lane road linking communities to the Schoonord-to-Parika highway.
Housing Minister Collin Croal inspected the ongoing works during a site visit to the region last Friday, where he reviewed progress on the housing development and the interconnecting road project.
Contractors are currently undertaking land clearing and preparation works across the 498-acre development ahead of the installation of essential infrastructure.
The project is expected to accommodate additional house lot allocations and housing construction, helping to address the backlog of pending applications in Region Three. Several housing units are already under construction in the area.
Croal said the investment is intended to expand access to affordable housing while improving connectivity and creating opportunities for economic activity and private investment along the developing corridor.
He emphasised the importance of coordinating road construction with housing development to ensure that new residential communities have proper access and supporting infrastructure.
Under the road project, the existing dam separating Groenveldt and Leonora will be transformed into a modern four-lane thoroughfare connecting communities to the new Schoonord-to-Parika highway.
The first phase will cover approximately 7.7 kilometres, beginning near Old Market Street, Leonora, and extending towards Canal Number One, where it will connect to the new highway network.
The first phase is expected to be completed during the first half of 2027, improving access along the West Coast and West Bank Demerara corridors.
A subsequent phase will extend the interconnecting road from the highway towards Canal Number Two, providing additional access and supporting future residential and commercial development.
Land development is also progressing on both sides of the proposed roadway in the Leonora and Groenveldt areas.
The works form part of the Government’s broader infrastructure and housing expansion programme in Region Three, aimed at increasing homeownership opportunities, improving transportation links and supporting the growth of new communities.
